Beim Stockholmer Citybanan Pendlerbahnhof, dem größten und belebtesten Terminal in Schweden, entsteht das Multifunktionsgebäude „Orgelpipan 6“ mit 29.000 m² an modernster Fläche. Generalunternehmer und Entwicklungspartner ist die schwedische Tochter STRABAG Projektutveckling des europäischen Baukonzerns STRABAG SE.
In den obersten Stockwerken werden 20 Wohnungen einen Panoramablick über den Fluss Riddarfjarden bieten. STRABAG ist hier zu 50 % an der Entwicklung beteiligt. Darunter schließt sich ein Scandic-Hotel mit mehr als 400 Zimmern an. Zudem wird Orgelpipan 6 einen Einkaufs- und einen Pendlerbahnhofsbereich umfassen. Für den Bau des gesamten Gebäudes zeichnet STRABAG als Generalunternehmerin verantwortlich. Für die Entwicklung und den Bau ist ein Investitionsvolumen im dreistelligen Millionen-Euro-Bereich vorgesehen, woran sich STRABAG zu einem kleinen Teil auch mit Eigenkapital beteiligt. Die Fertigstellung ist bis Dezember 2015 geplant.
„Orgelpipan wird im Zentrum Stockholms attraktiven und zugleich funktionellen Raum eröffnen. Gemeinsam mit unserem Kunden und Partner, dem staatlichen schwedischen Immobilienunternehmen Jernhusen, bieten wir der Stadt Stockholm eines der modernsten Hochhäuser in Schweden“, sagt Thomas Birtel, Vorstandsvorsitzender der STRABAG SE.
„Es wird eine direkte unterirdische Verbindung von Orgelpipan zum € 2,5 Mrd.-Infrastrukturprojekt „Citybanan“ geben, das bis 2017 fertiggestellt werden soll“, erläutert Sonja Wertitsch, Direktionsleiterin für Hochbau und Projektentwicklung für STRABAG in Schweden. Citybanan umfasst u.a. zwei neue Bahnstrecken unter der Erde, die Stockholms Transportkapazitäten und damit seine Wettbewerbsfähigkeit erhöhen.

Stockholm’s Citybanan Commuter Station, Sweden’s largest and busiest railway terminal, involves the construction of the multi-functional building “Orgelpipan 6” with 29,000 m² of state-of-the-art space. General contractor and development partner is STRABAG Projektutveckling, the Swedish subsidiary of European construction group STRABAG SE.
On the upper floors, 20 lovely apartments will offer a panorama view over the Riddarfjärden fjord. STRABAG has a 50 % involvement in the development here. Below, there will be a Scandic Hotel with more than 400 rooms. Orgelpipan 6 will also comprise a shopping centre as well as a commuter station area. Responsibility for the construction of the entire building will lie with STRABAG as general contractor. The investment outlay for development and construction has been budgeted in the triple-digit million euro range, with STRABAG contributing a small portion from its own capital. Completion is planned by December 2015.
“Orgelpipan will open up an attractive and at the same time functional space in the centre of Stockholm. Together with our client and partner, the state-owned Swedish real estate company Jernhusen, we are offering the city of Stockholm one of the most modern high-rises in Sweden,” says Thomas Birtel, CEO of STRABAG SE.
“There will be a direct underground connection from Orgelpipan to the € 2.5 billion Citybanan infrastructure project, which should be completed by 2017,” explains Sonja Wertitsch, sub-division manager for building construction and project development for STRABAG in Sweden. Citybanan comprises, among other things, two new rail lines below the ground to boost Stockholm’s transport capacities and increase its competitiveness.
