Der neue Gebäudekomplex „DonauTower“ besteht aus einem 57 m hohen Turm sowie einem Sockelbau mit sechs Obergeschossen. Die Bauarbeiten werden voraussichtlich Mitte 2022 mit der Erstellung der Baugrube starten und sollen Ende 2024 abgeschlossen sein.
Die STRABAG Real Estate (SRE) ist ebenfalls am Projekt „DonauTower“ beteiligt: 2019 hatte das Finanzunternehmen die SRE als Service Developer u.a. damit beauftragt, das Baugelände in einem vorhabenbezogenen Bebauungsplan baureif zu machen.
Partnerschaftlich zum Projekterfolg Die Zusammenarbeit zwischen der Volksbank Raiffeisenbank Bayern Mitte eG und ZÜBLIN beruht auf dem Partnering-Modell TEAMCONCEPT®, das auf die frühzeitige Einbindung des Baupartners in die Planung und eine partnerschaftliche Abwicklung von Bauvorhaben setzt. „Jedes Projekt ist einzigartig, hat seine ganz eigenen Herausforderungen und Chancen. Der Neubau mit seinem 14-geschossigen Turm und dem Sockelgebäude bietet nach Fertigstellung rd. 10.500 m² Nutzfläche. Die Hälfte davon wird die VR-Bank belegen, die übrigen rd. 5.200 m² sollen frei vermietet werden.
Neben Büro- und Gewerbeflächen bietet der Gebäudekomplex im Erdgeschoss ein Café mit Außengastronomie sowie zwei Dachgärten auf dem 1. und 6. Obergeschoss. Dort sollen bis zu sieben Meter hohe Bäumen wachsen. Das Gebäude wird in energieeffizienter Bauweise mit Technologien wie Betonkerntemperierung und PV-Anlage am Dach realisiert. Außerdem ist eine Zertifizierung mit dem DGNB-Nachhaltigkeitssiegel in Gold vorgesehen. The new DonauTower building complex consists of a 57 m high tower and a base building with six floors. Construction work is expected to start in mid-2022 with the preparation of the excavation pit and should be completed by the end of 2024.
STRABAG Real Estate (SRE) is involved in the DonauTower project as well. In 2019, VR-Bank commissioned SRE as a service developer to, among other things, make the building site ready for construction in a project-related development plan.

The new building with its 14-storey tower and the base building will offer around 10,500 m² of usable space after completion. Half of this will be occupied by the VR-Bank, the remaining 5,200 m² will be rented out freely.
In addition to office and commercial space, the building complex offers a café with an outdoor eating area on the ground floor and two roof gardens on the 1st and 6th floors. Also planned are trees up to seven metres high. The building will be completed in an energy-efficient design with technologies such as concrete core temperature control and a photovoltaic system on the roof.
